The market for new homes in Cyprus is doing very well. From January to October 2025, people spent almost €2 billion on new properties. Data from Landbank Analytics shows that apartments are more popular than houses. Limassol is still the most valuable place for property sales. Paphos is becoming a key area for very expensive homes.
This information shows that the real estate market in Cyprus is very active. Apartments made up most of the sales. A total of 5,059 apartments were sold. Only 1,138 houses were sold. Because of this, the average price for apartments was €280,000. However, houses cost more, with an average price of €518,000.
Limassol is the main centre for property sales and money spent. In Limassol alone, there were 1,800 sales. These sales were worth over €812 million. This is almost 40% of all new property sales in Cyprus. The average price in Limassol is €451,000. The most expensive property sale in Cyprus was also in Limassol. It was an apartment that sold for €15.2 million.
Paphos is becoming important for luxury homes. While Limassol has more sales and value, Paphos is attracting very expensive properties. This means Paphos is changing its appeal. It might attract wealthy international buyers who want luxury.
Andreas Christoforides, CEO of Landbank Group, said, "Our analysis shows more people are buying apartments." He also noted Limassol's strong sales value and Paphos's growth in luxury homes. The market has two sides: many people want apartments, Limassol is a big money maker, and Paphos is growing for expensive houses.
